Our Process
STAGE 1 - INITIAL CONSULTATION
For all projects, the first step begins with an initial meeting with the homeowner to gain an understanding and the ambitions of the project they are looking to undertake. Whether if the project is simply to reconfigure an existing space or to embark on a substantial refurbishment work, JLArchitecture use this opportunity to understand the project brief and objectives of the project from the homeowner. During the initial consultation, we discuss ways how we can help to realise the ambitions of the property owner.
STAGE 2 – FEE PROPOSAL
​After the consultation period, a fee proposal will be provided outlining the various stages of the project with a summary of the project brief.​
STAGE 3 – FEASIBILITY STAGE
Upon appointment, a measured survey will be carried out by one of our trusted partners to take accurate measurements of the property and the plot that will form the basis of developing the new plans for detailed designs. The survey will involve using a state of the art measuring device taking a laser scans of the property and the external areas to ensure accuracy and precision. Once the survey has been completed, JLArchitecture will develop initial designs with the clients on various layouts and provide 3d computer generated images to visualise the new changes to your home.

STAGE 4 - PLANNING
Once a design layout at the Feasibility Stage has been agreed, the plans will be developed into Planning Drawings to submit to the local authority for planning approval. JLArchitecture has thorough experience working with planning departments and has enjoyed a high success rate in achieving planning approvals. Planning can be a conundrum as there are various types of planning applications for different types of residential developments. JLArchitecture can advise on the type of application to use depending on the scale/type and brief of the project.
STAGE 5 - BUILDING REGULATIONS
The Building Regulations stage involves detailed drawings to demonstrate the construction complies with UK Building Standards. It is also at this stage a Structural Engineer will be appointed to design the structural designs to suit the proposal and highlight any potential issues that may arise during the construction. JLArchitecture will at this point liaise with the engineer to ensure that the design of the proposal is not compromised.
In addition to liaising with the Structural Engineer, a Party wall Surveyor is required at this stage to ensure agreements are in place with adjoining neighbours before any building work commences. ​
STAGE 6 - DETAILED DESIGN & SPECIFICATION
The tender and detailed design stage entails specifying the detailed aspects of the project from light positions to power sockets in the rooms affected by the refurbishment. Every aspect of the project will be looked into with a fine toothcomb from the style of doors to floor finishes. These will be covered in a detailed drawing to enable the client to visualise the interior fitting for all rooms that are to be refurbished. The information produced would also be used to approach various builders for their tendering and to act as a fully set of coordinated set of plans for the build. Besides the preparation of detailed plans, JLArchitecture has developed close working relationships with a broad network of specialists such as kitchen and bathroom suppliers, wardrobe and joinery specialists, interior designers, window and door suppliers, lighting designers, AV and Security specialists, garden designers, curtain and blinds suppliers, flooring specialists and many more. With the close collaboration of different consultants, JLArchitecture can build a team around the client to ensure delivery of a project to the highest quality.
STAGE 7 – TENDERING
With projects covering wide parts of London and in the home counties, JLArchitecture has developed strong working relationships with builders and contractors and where we can suggest and introduce suitable builders and contractors to tender for the building work.
STAGE 8 – PROJECT MANAGEMENT
Following detailed designs and obtaining the necessary pre-construction approvals, JLArchitecture are able to assist with a Project Management service to assist builders/contractors and the homeowners with any technical queries that may arise during the construction phase. With any building work communication is paramount to ensure the building work progresses smoothly on site and any unexpected matters that arise on site are coordinated and resolved to avoid delays. JLArchitecture can provide a level of input at the construction phase to ensure the building work flows as smooth as possible.
